Sustainable construction funding

We work to establish relationships with CRA banks and other funding sources to develop funding strategies to meet the needs of our investor community. Our banks extend $500K-$1MM lines of credit to provide upfront funding based on character, capacity, credit, and collateral. Since the property itself can be held as collateral to secure the loan; the bank and the investor are protected. Mid-score of 760.

1110 Sqft per unit

This is the standard duplex design where both sides are covered by rental government program funding such as Veterans, Homeless, or Section 8. Pricing:

$365,990 for construction & lot purchase w/ management * maintenance * residential services for each unit under management.

2 Bedroom/ 2 Bath

1 300 Sqft per unit

This is the larger duplex design more for families or established roommates needing additional space. Each unit comes with a two-car garage as well as larger bedrooms and closet space. This unit can be customized as well. 

$425,870 for construction & lot purchase w/ management * maintenance * residential services for each unit under management.

3 Bedroom/ 2 Bath

1500 Sqft per unit

This is the largest duplex design currently.

6 of the 14 duplex buildings are SOLD meaning there are only 8 left for sale to incoming investors. This is an opportunity to own a property that will always be leased because of the great need for housing in Texas. Construction begins in Spring - Summer 2024. Rental payments start within 3 months of construction. Financials are available upon request by Potential Investor. Program is CRA Community Reinvestment Act of 1977 which states banks must invest in the communities in which they are chartered.
Investor Requirements:
1. Must have a 760-mid credit score w/ 25% utilization or less of current debt.
2. Must have $5,000-$25,000 available on credit cards or liquid for asset verification.
3. Must be willing to keep rental property for a minimum of (60) sixty months.
4. Must be willing to apply for a line of credit to obtain funding for building duplex.
5. Must be willing to participate in the IYTG Investor Program. (Documents sent via Docusign with the Investor Agreement, Return on Investment, Funding Schedule.)
